Job: Maintenance Supervisor

Essex Property Trust, Inc., is a fully integrated real estate investment trust (REIT) that acquires, develops, redevelops and manages multi family properties in selected West Coast communities. Currently Essex has ownership interests in 133 multi family properties and an employee population of 930. Our corporate office is located in Palo Alto, California with regional offices in Southern California and in Washington State.

We are looking for a Maintenance Supervisor to join our team!

PRINCIPAL RESPONSIBILITIES:
Communicates and assists personnel from the Capital and Maintenance Services and Redevelopment departments as it relates to their activities at an assigned property. Actively contributes to the capital and maintenance planning process. Completes assigned maintenance projects on a timely and effective basis with minimal supervision. Identifies significant property maintenance and capital issues through periodic inspection and resolves or, if not able to resolve, diligently communicates to the appropriate management personnel. Ensure compliance with city codes, permitting requirements, and other laws concerning the physical aspects of the property, including maintaining required material/supply data sheets. Order parts, supplies, and tools and maintain inventory. Maintain shop to be neat and organized and maintain appropriate inventory records. Inspect exterior of the property, site improvements and mechanical systems and provide a written record of findings on at least a quarterly basis. Identify, promptly correct and report any unsafe condition or issue reasonably expected to lead to injury or property damage to the appropriate management personnel. Monitor the life expectancy of capital replacement items. Develop and maintain plans and procedures for emergency situations, such as nights and weekends, which include, for example, vendors, contractors, or employees that will respond to emergencies. Obtains appropriate approval to commit to spend funds consistent with Company policy. Supervises and manages the maintenance staff, if any. Complete or assist Property Manager in the completion of written evaluations of subordinate personnel in accordance with company guidelines. Promotes and enforces safe work practices of property staff. Promote good public relations with residents, co-workers, and company staff through a great "people" attitude and developing resident trust. Completes service requests in a timely and effective manner, consistent with industry and Company customer service standards. Comply with all SB90 regulatory requirements and ensure all policies and procedures are consistent with company policy.

QUALIFICATIONS:
High school diploma, technical/vocational degree preferred. 8-10 years industry or general contract maintenance preferred (400+ units). Experience managing a staff of 6+ employees. Ability to work a flexible schedule including weekends, holidays and on call. Effective communication skills. Computer skills (Microsoft Word, Excel, Power Point, Outlook and proprietary financial and HR software packages). YARDI experience strongly desired.
